Selecting Your Real Estate Company
With so many real estate companies out there who do you choose? How do you know that they will do exactly what they say? When selecting your real estate company you should look at your options:
- Are you getting what your paying for?
- Is the company a member of the local Board of Realtors?
- Is the company a member of the local MLS (Multiple Listing Service)?
- Is the company a member of the National Association of Realtors?
- Does the company have testimonials and other clients you can talk to about their service?
- Does the company offer specialty services that others don’t? (Virtual Tours)
- What kind of advertising do they offer?
- Do they advertise on the Internet?
- Do they have a website to market their properties for sale?

Competitive Market Analysis
Buyer's compare properties, and engage in comparison shopping. Buyer’s will not pay more for a property than they could pay for another similar one. Only realistic prices attract buyer's attention. The price at which your house is marketed must attract enough attention among buyers to generate showings and reasonable offers.

Your Sales Professional will keep you updated on any status changes and showing feedback comments, which you can view 24/7 by utilizing our unique seller login feature. You will be able to respond to these comments as well. By obtaining feedback from showings will give you a good idea of what to change (if anything) to help enhance your home for future buyer's.

Purchase Offers
Properly completing the forms necessary for a real estate transaction is crucial. Your Sales Professional will go over the Purchase Contract in detail with you, and will work with you as your personal consultant regarding the careful selection and completion of all disclosures, home warranties, appraisals, inspections, etc., and will outline all of the fine details.

Appraisal and Inspections
Once an offer has been agreed upon between the buyer and seller, there are inspections, appraisals, disclosures, and many other items required before closing can occur. Your Sales Professional will guide you through this process, to include follow through and coordination of lender details. We want your transaction to be as smooth and hassle-free as possible so that you may remember it as an enjoyable experience!

Settlement and Closing
Once the inspections, appraisal, and lender requirements are met, the time comes to close on your home. The lender prepares the documents to sign. Signing the documents will enable the loan to take place, and for title to transfer to the Buyer in the form of a deed. Your Sales Professional will help you through this process as well.
Helping you understand the process of selling your home will help make it a much more enjoyable experience. A typical transaction will take 30-45 days to close.
